Property Condition Assessments (PCA):

  • PCA's provide a Developer "Punch List" of defects to be corrected prior to Transitioning ownership to an Association. Projects range from 4 to 400 unit attached condominiums to single family developments of 30 to 600 homes.
  • For buyers and lenders of Commercial and industrial buildings from 15,000 to 50,000 Sq Ft.
  • Swimming pools, tennis courts, roofs, HVAC systems and pavements
  • PCA, requested by a Court appointed Trustee, of a 203 unit, 24 building condominium complex
  • Referred by top National Commercial and Industrial brokerage firms such as CB Richard Ellis, Colliers International and Trammel Crow.

Construction Consulting:

  • Construction Manager on $1,000,000 to $4,000,000 condominium defect repairs including bidder solicitation and selection, expenditure prioritization, specification oversight, inspections, progress payment inspections and approvals and final contract close-out.
  • Contractor bid reconciliation and progress payment inspections for commercial space build-outs (dental, restaurants etc).
  • Swimming pools, tennis courts, roofs and pavement repairs.
